  3. Preparation of Sale Documents: Drafting and reviewing the Contract of Sale and Section 32 Vendors Statement with a high level of accuracy, ensuring that the requirements are met.
  4. Negotiation and Amendments: Negotiating contract terms with the purchaser’s conveyancer and making amendments where reasonable.
  5. Title Search and Verification: Verifying the property’s title and identifying potential unpaid rates or mortgages.
  6. Financial Adjustments: Calculate adjustments for council rates, water rates, and other outgoings for an accurate property settlement experience.
  7. Settlement Coordination: Coordinating settlement by ensuring all documents are signed, arranging fund transfers, liaising with real estate agents, financial institutions and other conveyancing professionals on your behalf.
  8. Lodging Documents: Lodging documents with the Land Titles Office and State Revenue Office to transfer property ownership.
  9. Disbursement of Funds: Distributing sale proceeds, paying off mortgages, and disbursing the balance to the seller.
  10. Post-Settlement Tasks: Notifying authorities of ownership change and ensuring all requirements are met in the transfer of your property.
